Today was spent touring new Highland Homes in West Cypress Hills.

I actually find myself spending a lot of time in this particular community since my kids attend the brand new on-site West Cypress Hills Elementary School. Not only do I drive through West Cypress Hills daily, but I’ve spent many afternoons there at kid birthday parties in the covered pavilion or at the pool. I can say from personal experience that this is a really REALLY great neighborhood! And the people who live in West Cypress Hills love their community. It’s pretty easy to see why too. Not only are the homes beautiful- most back to greenbelt- and the residents all have use of the resort style pool- soccer field- basketball court- playground- hike and bike trails and of course there is the onsite LTISD West Cypress Hills Elementary School…which again, from personal experience, is an amazing school with top notch teachers and staff members.

Besides the new school, one of the best things about West Cypress Hills is the location. If you are leaving the community and you take a right you will reach Bee Cave and Lakeway within minutes. There you have the Hill Country Galleria with fabulous shopping, great restaurants, a movie theater, Whole Foods, Michaels, Cost Plus World Market, Salons…you get the idea. You pretty much have the convenience of everything you could want or need right down the road. But if you were to turn left upon exiting West Cypress Hills you would soon by surrounded by the beauty of the Texas Hill Country- wide open roads with breathtaking scenery all around. This makes for a truly peaceful and gorgeous Sunday drive out towards Fredericksburg, Enchanted Rock, Marble Falls, the Texas Wineries, or so many other memorable day trip destinations. It’s like living with one foot in the country and one foot in the city!

Lake Travis New Home Inventory List

We recently surveyed a large group of Austin area Realtors to ask the following questions:

1. What do you need in order to sell more NEW homes in the Austin area?

2. How are you getting your information for NEW homes currently?

3. When you have a new client, what other methods (besides a detailed MLS search) do you take?

We asked several more questions, but what stood out the most was the word SIMPLICITY.

Austin Realtors want to be able to quickly see what is available in a specific submarket. You all know (and most mentioned) that not every new home is listed in the Austin MLS, and it can be a lot of work to go to specific builders websites, or flip through anything that has homes listed by every individual builder.

A couple of you even admitted that if a home was not in MLS, it was not on your radar!

One of the most surprising findings was that many of you are deleting builders emails without looking at them.

“There are too many clogging up my inbox.”

“If I don’t have a client looking in that particular area at the moment, I have no need to look at it.”

We took all your feedback and suggestions and have created a simple + sortable list!!  So far we are getting great feedback.

We created a Lake Travis Submarket List of New Homes for Sale and made it sortable.

This feature allows you to quickly see what is available. For example if your client wants a new home and they want their kids to attend West Cypress Hills Elementary- you can quickly see what new homes are available now (or will be soon). Plus you can quickly see what home builder is building in each community. You can also quickly sort by price range of the new homes in the Lake Travis area. Not to mention it gives you a very easy way to see what community is zoned to what school, what the tax rate is, and can give you a quick market snapshot of what pricing is looking like in each Austin development.It’s a great comparable piece. Ladera by Taylor Morrison in Bee Cave, Texas

If you have been to Target or Home Depot lately in Lakeway/Bee Cave, you may have noticed that they are starting to move some dirt around in the hills behind the stores. That will soon be the site of approximately 250 new single family homes built by Taylor Morrison. Roads to this new development should be complete in April and pre-sales will actually be starting next month. There are no plans for an amenity center; however, Bee Cave Central Park is very close by and there are a couple of public pools in the area as well. Of course, the new Lakeway Regional Medical Center will be minutes away and the Hill Country Galleria is practically walking distance. Being that the community is in Bee Cave, the tax rate will be one of the lowest in Austin. Home prices will start in the high $200s, although the views in the area are fabulous which means they may have some homesite “premiums” that could push prices realistically into the mid $300. Ladera should shape up to be a very nice, intimate, attractive community of homes. Taylor Morrison builds homes with great open floor plans and lots of curb appeal. Check out the Taylor Morrison homes online or in person at Fairways in Steiner Ranch and their  60′ section of Crystal Falls, to get an idea of the homes they will be building at Ladera, in Bee Cave, Texas.

UPDATE as of 7-3-2012

Ladera is NOW OPEN!  The roads are cut and you can drive into the community. The trailer is located on the corner of Ladera Drive and HWY 620 across from the Chic-fil-a. The actually community is located behind the Target and Home Depot in Lakeway.  It is looking good!!

Rocky Creek- Bee Cave

Since I just posted an article about the growth in Bee Cave and Lakeway, I thought I would highlight some of the newer communities in the area- starting today with Rocky Creek. If you have never been on a drive out hwy 71, towards Hamilton Pool Road, get in your car and go today! It is peaceful and the landscape is stunning. It makes for a great lazy Sunday drive. Rocky Creek is located in this gorgeous hill country setting- it’s on Hamilton Pool Rd just past Crumley Ranch Road.

For those of us who have lived in Austin for awhile, Rocky Creek certainly seems “far out there” but really with all the new development in Lakeway,  it is not far at all. The Hill Country Galleria is only about six minutes away. And, all you really need is a great mall, right? But seriously, there are grocery stores, great restaurants,  Bee Cave Central Park, and  Lakeway Regional Medical Center will be open in April which is located only about ten minutes from Rocky Creek.

Another appealing aspect of Rocky Creek is that the students will go to the Lake Travis School District. Bee Cave Elementary-Lake Travis Middle School- Lake Travis High School. All fabulous, highly rated schools!

There are huge surrounding easements on both sides of Rocky Creek that have been dedicated to Nature Conservancy of Texas, meaning there are lots of open green spaces…although talk to the builders for more about the facts about that. What I do know for sure is that there are many nature trails in and around the community. I’ve never been hiking on them but judging from the breath-taking surrounding scenery, I bet they are incredible. The community also has a pool and kids play area.

There are plans to build about 400 homes. Highland Homes and Drees are the builders. The prices range from the high $300s to the high $500s.
